There are a group of professional in this world that are treated little better than politicians and that is the poor old lambasted Estate Agent. Estate Agents are regularly statistically seen as being untrustworthy (along with MP’s and council workers for some reason, can’t think why). This thought came about from the rather wild and unregulated times of the nineteen eighties. This was when it was okay to say that a one bedroom, well bedsit, was compact and bijou (which amounts to the same thing) with panoramic views of the Victorian architectural masterpiece. What this translated to was it was a terribly small flat next to the bus station. The main thing that an estate agent has to do is sell your house. That’s it really, sell your house. If that means they have to use the bijou line then they will especially if you need to that house. Of course, there is a bit more to it than that. They will come round the house to be sold and help you to asses the value of your house. While they are not valuers themselves, they will know the market and the area plus what potential buyers are looking for. The estate agent will also make sure that you’ve got all the right measurements and floorplan in place before setting to with the professional photographers. They have to get the place looking like a new pin. One thing they also do is look after a very important document know as the Energy performance certificate or EPC. Modern homes require this as it may affect the view of the person looking to buy. They may not want something that is costly to heat and power.
